The Landlord warrants that he/she has ensured that the Property is made available in good condition, which is suitable for letting. All soft furnishings (e.g. beds, sofas) must conform to the current fire safety regulations and it is agreed that in an emergency or where Monsoon Properties considers it necessary to protect your interests, we will only notify you of any works of repair or maintenance required which are estimated to cost more than £150 and where there are funds available to do so (unless instructed otherwise in writing). Additionally, we will not accept responsibility for frost or cold weather damage to water systems or subsequent damage caused thereby at any time, and Landlord should therefore ensure that such risks are covered by insurance. It is recommended that adequate arrangements are made with a third party to protect water systems from cold weather.
We will use our best commercial judgement in the selection of competent tradesmen at a reasonable costs and whose quality of work and competitive pricing are known to us. However, we accept no liability for any loss or damage resulting from the neglect or fault of the contractor in question.
